ABUJA, Nigeria — The Abuja mansion presented to Nigerian content creators Peller and Jarvis as a ₦400 million wedding gift has become entangled in a land dispute now before the High Court of the Federal Capital Territory.
Documents cited by parties claiming an interest in the land allege that the property may fall within an area in Life Camp claimed by Yakoson Ventures and Urban Paradise Estate.
Urban Paradise Estate maintains that Paul-B Homes Limited entered the land without its consent and subsequently transferred portions to several developers, including interests associated with Ochacho, Silas Homes and NLG Cooperative.
Those claims have not been determined by the court.
The dispute is pending before the FCT High Court in Apo under Suit No. CV/116/2026, making the ownership question the subject of continuing judicial proceedings.
Mansion Was Presented as Wedding Gift
Peller, whose full name is Habeeb Hamzat Adelaja, and his wife, Amadou Elizabeth Aminata, popularly known as Jarvis, received the Abuja property as one of the biggest gifts announced during their wedding celebrations.
Real estate entrepreneur King Mohamed Adah, widely known as King Ochacho, announced the gift during the couple’s wedding in Lagos on Saturday, August 1, 2026.
“On behalf of my children, I am presenting a brand new house for you worth ₦400 million in Abuja. Congratulations, Peller,” he told the couple.
The property, identified publicly as Palace 7, is located in the Life Camp area of Abuja.
Ochacho subsequently presented Peller and Jarvis with keys, allocation documents and a Power of Attorney relating to the property.
Questions had already emerged over whether those documents, by themselves, completed the legal transfer of an interest in FCT land.
The latest dispute raises a different and potentially more consequential issue: whether the land on which the house stands is itself affected by an unresolved ownership case.
Estate Alleges Encroachment
Urban Paradise Estate alleges that Paul-B Homes Limited encroached upon land connected to it and Yakoson Ventures before selling or allocating portions to other developers.
It claims that part of the area now being developed behind Ochacho Estate in Life Camp falls within the contested property.
The estate has further alleged that construction continued on portions of the land after court processes connected to the dispute were served on Paul-B Homes Limited through substituted means.
These remain allegations before the court.
There has been no final judicial determination establishing that Paul-B Homes Limited unlawfully entered the land or that the mansion presented to Peller and Jarvis belongs to another party.
The precise location of the gifted property within the larger area under litigation will also be important in determining whether the dispute directly affects the couple’s house.
Petition Calls for Halt to Development
In a petition concerning the dispute, Urban Paradise Estate appealed to federal authorities to ensure that further development does not prejudice the case while it remains before the court.
The petition specifically called on President Bola Tinubu, FCT Minister Nyesom Wike, the Federal Capital Development Authority and other relevant agencies to ensure respect for the judicial process.
“It is important to stress that the ownership dispute remains sub judice and subject to the final determination of the court. No party should therefore be treated as having been finally vindicated or condemned until the court reaches its decision,” the petition stated.
The petitioners asked the authorities to prevent development that might be inconsistent with existing court processes or any valid orders relating to the property.
They also appealed for the interests of all parties claiming legitimate rights over the land to be protected until the litigation is concluded.
Investors Urged to Conduct Due Diligence
Urban Paradise Estate has warned prospective buyers and people already developing property within the affected area to obtain independent legal advice before making additional financial commitments.
“Those already developing properties on the affected land are urged to seek proper legal clarification and take appropriate steps to protect their investments pending the resolution of the dispute,” the petition stated.
